OK, so it's just the lumber, sheetrock, doors, and crap in my garage which is NEVER this messy, but we just demoed the old closets , but by the end of today it should be roughed out, rocked and door hung. Our 25'x22' garage is giant by florida standards, so we descided to turn part of it into a pool room. We were never people who put cars in a garage and I store most work tools in my work trailer, so most of it was empty. The laundry is in the garage, but thats getting moved to a new Master walk in next month. The room will be 22'x17' so we have plenty o room for chairs and junk. Basically I came in 8' from the overhead doors and put a wall across, so if we ever move I just take it down, and the garage is back to normal. I'll keep you all updated daily to see how it goes. Thanx for looking,

Gerry

Killer idea Gerry!

My wife wanted me to stick my table out there as well...I was like NO...too worried about climate conditions and would have to build an inner wall like you are doing. Instead my table went into my living/dining room.

I will have to come see it once you are done man.

I see Surf Boards on the Wall. It reminds me of my favorite time in my life, the 1960's. County Line Beach, and some great adven tures....

day 2

Thanks for the kind words everyone. OK, Day 2 starting and I'm feeling sore, and old:)...You can see in the pics where the wall and door are, and it's starting to take shape. The room will be cleared today, and all my toys hung in the shop on the other side of the wall. It looks small in the pics, but the surfboardds on the wall are 9'5" on top and 9'8" on the bottom, to give you a reference. You can also see my helper Bandit in the one pic...Time to get to work....

Is the attic insulated? How about air piped in?

When are you having the open house?

Jake

Yea jake, the attick, and the new wall are insulated...the HVAC unit is in the garage already, so thats done, and funny you ask about the open house, my wife is a Broker, and I'm an Agent!:) ( www.coastalwatersrealty.net ) but I'm not sellin just yet.

I've been contracting my whole life, so a project like this is a no brainer. Were down to the wall finishes. I just got done the trim, and wall texture on the new wall, so we should be painting in the morning. Not bad for 3 days...now I just pick a floor covering, and wait for the table.

More pics in the morning....

Waldo's, check your PM's

OK, so day 3 in the books, and here's some pics. As you can see the wall texture is drying, it's just a slight sand texture. Paint in the morning and were almost set. The pile o crap in the back is going to the yard sale pile, besides that the rooms about empty,

Gerry are you using the space between the wall and garage door for storage? If so make sure and lock up and cover the window. Room is looking great!

Yea Terry, that space is now my work shop. I'm going to put some heavy blinds on the windows to keep the light out. I'll take some pics of the shop in the morning. The nice thing is now were using ALL the space out there, and it's seems to be working to plans...,

Do you plan on Carpeting the garage? Or leave it bare.

Also I would put in a dehumidifier. I've seen cloth come loose (even simonis) and bumpers get screwed. Unless it's a Gold Crown with the Superspeeds. I have yet to see a bad set of Superspeeds.

Not really sure about the floor covering yet Smittie. We've been throwing around different ideas, and I'm leaning towards a firm foam rubber material instead of carpet. I think it might be softer on the feet and back, and not need to be glued down. i'm going to put a humidistat in the room to check humidity levels. Anyone know what it should be? Since the air handler is right in the room, I can do all kinds of controling from there. 20 years of plumbing finally pays off!:)

Most places require garage floors to slope either to an internal drain or to the main exterior door; the latter is what builders usually do. Usually it's on the order of an inch per ten or twelve feet. How did you deal with that, or does Florida allow garages to have level floors?
