The going rate in south Texas is usually a dollar a square foot. The original owner of our 7000 ft. room negotiated it down to .75 for a few years, but when new owners bought the place, the landlord would not budge below a dollar.

I'm relocating in tallahassee fl, the old rent that was negotiated 20 years ago was $8.5 sq ft. My new place is $11 plus CAM, which works out to be about $13.5 sq ft. Thats for 12,000 sq ft. and thats a good price here in tallahassee, new buildings are getting $30-$33sq ft. My building is an old building. Thats why its so cheap and the build out is expensive because i have to replace everything!
