Room size - 10' vs 12' table

I have a nice area, currently houses a 9' GC III. Thinking of replacing it with a snooker table. 10' would yield no bad shots. 12' table would have an area by green pocket with 3' clearance to small section of wall. Shooting from green side direct to yellow side in an area about 16"from behind baulk line to the rail. Crazy to go full size knowing this? I have a few mock pics using a tarp!

Hah, I gotta 10 ft snooker table I'm thinking of replacing with a 9 footer,,,,,,,,,,we could do some business,,,,,,,

You might be able to accommodate a 12" table in that room if you could set the table at an angle to the walls and move it a bit more toward that sofa.
