I think it makes a lot of sense that the pool room of the future is in private key clubs.
In rural america the rents in the old off main street properties can be found cheap, (when they come open)
These places in my town are from 1.50 a square foot on up---if you snatch onto them when they become available---
That is the key, then its the investment to get the tables and lights in and finding friends to help share the expense.
One needs to determine this is what they intend on doing and be ready to pounce on property and be able to hold it
while you're getting it together. Its not going to make money right away.
Are you about to retire? How about a pool room like this. We do pay $25 each year and its all free! We have the ICA projector system. I am about just under Fargo 600 and about the best player in here. But, I work on it, take lessons and practice. Too old to play golf anymore with back injuries. We have 130 members but only about 3-4 of us care to get any better.
