Pool Hall Tough To Sell/Lease

My beautiful new, never opened pool hall is still for sale. Price does not seem to be the main objection as those who have looked say it sure looks like it is worth what I am asking, $125,000. I have had a few people who wanted to lease the facility but they sure do balk when I ask them for a $2,600 deposit to recover the four pool and one snooker table. If the tenant leaves after a year I don't want to be stuck with worn out cloth. I am willing to lease the business for a year and will apply the first year's payment to the purchase price. The building housed a pool hall for over 20 years and it was successful. I now have to consider selling the tables, four Gold Crown IV's and one 10' Brunswick snooker table. Great pool hall!

I have seen this room in person. It is fantastic! The only thing keeping me from buying it is that I am stuck in one of the government tax refund loans that I have to payback the $8,000 tax break if I don't live at my house for the next 2 years.
This really would be my dream retirement. To have a small pool hall down by the river in a town with 10 wineries in a short driving radius....if I could dare to dream!!!
