Which location would you pick?

I'm looking for a new location for my future pool hall since the last location fell through. I have it narrowed down to 2 choices, but I'm not sure which would be the better spot.

Location 1:
Rent $6500 / mo
8000 SQFT, stand alone building, decent interior
Located on I35 Highway access road, but visibility is somewhat decent
54 Parking Spots

Location 2:
Rent $9000 / mo
10,000 SQFT in a new plaza, brand new finish out
Located on I35 Highway access road, highly visible from the highway
200 Parking Spots at night (Other businesses will be closed)

Which location would you pick? Is 2,000 extra SQFT and better highway visibility worth an extra $1500 a month?
 
you are looking to put a room in a high traffic area.this will bring you high rent and plenty critics.if you put pool and booze together you will be better off in the woods.look for a place that not to many police or do gooders ride by all the time.try to keep your rent 1500.00 to every 10 tables.

I don't think it's possible to get a place that cheap.... I figure you can put 20-25 tables into a 10k sqft area... your telling me I shouldn't pay more than $3750 in rent? That's 37 cents a square foot... any decent building in the area goes for .80 to $1 around here.

I'm wanting to do a nicer place people will enjoy coming to, my town is full of dives and I'm wanting to go the other direction.
 
next 8 years are going to be real tough doing pool as a base business.cost of business is going to be all over the place and it wont be in your favor.city and county regulators are waiting on fed and state regs before they act.look for a spot in the county and stay out of the city.you can do upscale in the woods with plenty of comfort for your players.the key to selling pool and surviving is low rent and big space.pretty hard to do.

I have hopes to open another room.there is a place in the county that use to be a tobacco warehouse,pretty nice spot.10 miles from everything on a 2 lane road.it was love at first sight.we are trying to hash it out,i have my fingers crossed.

Actually, it looks like $2500 for the extra 2000 feet (9000 vs 6500). It all depends on the area, population, demographics,etc., but $9000 a month for rent seems like a really big nut to crack every month.
