I'm curious in strategy that others employ on house cue maintanance. Are you leave them dirty and relatively "unplayable" so the custom cue sales will increase? Or you maintain them in excellent condition?

Keep them in good condition, because the reason to buy a personal cue is so that one can own and play with their "Own" cue. Keeping your house cues in good condition can be the one reason that a person plays pool in your room, as opposed to some other room nearby.

Bad tips on your cues will tear up your cloth.

within reason

We seem to have a lot of customers that dont have a clue how to wash their hands :( so we clean our house cues once a week. Make sure they have tips on them and no broken ferrules..but that is about it. Its amazing how much the general public will destroy things they have no investment in. 75% of our house cues are crooked because of the abuse..but most don't seem to care. the ones that do care know what cues are straight or will rent a Huebler cue for a dollar. All of our cues are playable. Just some more than others:) . I go through about 3 cues a week in damage. Lucky we do not have alcohol. I'm sure it would be higher.

EDIT> PS...I don't think its even possible to keep cues in "excellent condition". You have to educate people all day long on proper behavior and proper hygeine.
