I need help on my bar!!!

Well my hopes of a Poolhall are fading. Due to high rental cost the location I wanted (3200sqft) has been cut down to 1650sqft. Any ideas for the space guys it's in a very high traffic retail area with large chain restraunts. It is a completely blank upfit.
 
I have seen success stories with smaller rooms like these. The overhead costs are low which helps keep the profits up.

Here is what I have seen that works.

A long bar, say 25-30 chairs. Pool tables behind the chairs (say 4-6 7' or 8' for the leagues and bangers). There is sometimes a crowding issue while playing but for the most part it is not a problem. At the end of the bar away from the entrance place 2 JAM-UP 9' atction tables that are always meticously cared for. Build it and they will come. Make sure to have a full bar and some food to keep your customers around. Also include a retail pro-shop. Your 1st 1-3 year sales in the pro-shop will help considerably.

Imagine this... You walk in the front door which is on the left. Directly to the right are booth seating, juke box, dart boards. Directly in front of you when you walk in the front door are 6 8' tables. The bar is on the right. At the end of the bar are 2 gorgeous 9' tables that all the players want to play on because they are the best in the city. At the back of the location place the restrooms.

Just a thought.


If you get some free time you can check out a location that started exactly like this about 15 years ago and is still in business today and turning a healthy profit for the owner. The location is TJ's Billiards in Huntington, WV.

1600 sq ft a little small

6 barboxes, 2 ninefooters, darts, a 40 seat bar, food, and booths. No way in 1600 SQ ft. Probably doable in 3200 SQ ft. Don't give up on your dream but 1600 sq ft is real small.
 
1600sqft is to small for a billiard room. For a small sports bar/small kitchen and a coin op or two, maybe. You don't want to be in the high traffic area or shopping center due to the crazy rental rates those proud landlords are getting these days. $20-$30 per sqft is just not managable for a billiard club. You really need space $14 per sqft at a maximum. These types of negotiations are best done with a broker.
