Question for Pool Room Owners

I have never owned a business but am thinking of buying a pool room, it would mainly be directed to 21 and under considering there will be no alchohol sales, I guess it would be a type of game room with most emphasis on pool.

I am curious as to what i would need to ask the existing pool room owner in order to make a logical decision based on all operating cost, finances, and profit, ect... anyone have a LIST of things that you would use in order to buy a pool hall, any suggestions at all would help...

Any thing that you could add that would benifit and help me make a GOOD decision, would be greatly appreciated, Thanks
 
I will just throw a few things out there for ya to think about.

#1 - I would ask for the last 2 years tax returns on the business, and scrutinize them. If they didn't want to disclose them I would walk away.

#2 - I would be asking for a 1 year lease with option to buy, then you would know what you have for sure on a minimum investment. Its a no go if they refuse that for sure.

#3 - And in the option to buy I would have the sale contingent to getting an alcohol license. Again its a no go if I could not get a bar license, you would have zero wiggle room to expand the biz without a bar.

Thats where I would start anyway. Just my opinion.
