There's a lot more questions I would ask, whats your demographics, (population, colleges, schools, ages, competition, etc...) I would be glad to talk about owning a pool room and its ups and downs, what to expect, procedures, and maybe save you some of the mistakes and give some insight on this business. But only by email. The short answer is for10 tables, you need a minimum of about 4000 feet if you want space for nice bar, sitting area, etc.., but if it was me, I would want at least 6000 minimum, preferably 8000 because I know pool alone by itself, wont make you profit if you have bills to pay.
