Square Footage Costs

I am not a pool room owner at this time but I have an idea that I have in the back of my mind to open up several based on a sort of model of ideas that have come to me over the years.

I know that the most major piece of the room business is Rent and a determining factor is how many tables you get into what square footage and how many people you can keep playing on a daily, weekly, monthly basis.

The type of room I would like to open would be a room in an uptown area of a small town in the Southern US. I would like to have it a nice sized place that would accommodate at least 15 tables. I may not use all that space as I might have bleachers so people can watch some of the matchups.

What kind of rent do you guys think a place like this would cost me a month? I know I need to beat the pavement some on this but Im just asking.
 
Have you consulted with a real estate broker or agent? Their expertise is knowing how to navigate the local real estate market whether you're buying/selling/renting. Often overlooked is their knowledge of local zoning laws, what is and what isn't allowed.

Advice I heard from a Manhattan commercial real estate agent on opening up a new business is to have 12-16 months rent put away. This so you don't feel the pressure to come up with the rent each month, when you are initially starting out. That what causes new owners to have sleepless nights.

Yes I have thought of that and its a good suggestion. That might be the best way because that allows me to poll several towns prices when Im looking for space. I totally agree with you on having the means set aside to make things work while you are getting the ball rolling.

My idea is find a model that is working, get it up and going in that model then sell it teaching him the model and expected sales and potential growth. While I am getting one ready to sell I will be putting another one in hopefully and move on from place to place.
