one of the guys here mentioned Westminster Family Billiards could be for sell, could you imagine?! Now that would be a room I would love to have.
I would put it right back the way it was, I see it in my mind....wow that would be something. And this is also a trip, there is a Calvary Chapel 2 buildings down from the pool room.

If this is what is now called International Billiards on Westminster Blvd. I drive by it periodically. The last time a couple of days ago the front door was open and the signs were on but I didn't see any activity inside.

By the way, the place I had looked at a few years ago that I can buy now, used to be a church. I kind of thought that was cool.

This is in a dry county I am talking about and I would have to have something extra with the pool since I can't sell beer. Maybe a pool/pizza combo or ice cream parlor, frozen yogurt what ever. The main thing is the nut has to be in line. You have to be able to survive in even bad times. You should be making a living in average times and if it really goes you have a gold mine. Most guys have a nut so high they need to do a land office business just to make a living and in bad time they go broke.
I am not just talking by the way, although I may have over simplified it a little, I have used this formula and opened two places, It works. Used equipment, manageable nut, no partners, no debt. Opening a pool room, a real pool room, clean, friendly, is not brain surgery. Just food for thought.

What is a good price? Boy I am green when it comes to the business side. I do well at home just never thought about the numbers for a pool room.

Family oriented businesses....

have been missing from the Pool world since..... forever. If you could make something like this work, it may serve as an example for the rest of the U.S. pool world. Very much needed.

Start with Pool 101 in the high school :smile: and weekly junior tourneys in the hall. Has to be an extremely safe and nurturing environment where a parent could trust the kids to hang out w/out all the barking, hustling, woofing, and drugs. Your example and story could touch many lives, just like a good coach can.

If not, and you just like to witness, a weekly pickup game at your house 1 night a week. Been to a freind's that has one .... he now has 30 to 40 people show up on a weekly basis. You've got the table already!!

Is it a business that you feel led to, or the chance to share His story, or both. That's the first question to answer.

I like to be available, I don't hang out anywhere anymore. Opening up a room would make me available to people of all walks of life. There are many needs out there and people like to talk....I think I have an ear to hear. And offer at least a hope of someone who would pray for them.

Jay Westminister Family Billiards is possibly open...I so need to be steered.
That is the only room I have ever wanted...in my whole life. I have no clue what it is worth I know I don't want anything in the room.
They don't answer the phone so I'm not sure what to say. Jay I need major help.
First step to do is drive down there just check it out I guess.
What kinds of questions should I ask.

Hello Robin.

The first questions for me was always the terms of the lease, and the amount of parking available. If the rent per sq ft was too high, I would usually shy away.

Nowadays rents have been skyrocketing. It makes you wonder how business owners of any kind stay in business.

Usually rents are triple net as well, which usually adds another 30 or 40 cents per sq ft to the monthly total.

I usually recommend caution, and if you do decide to open it, I would ask for a significant reduction in the asking price on the lease. Buildings are staying vacant right now and leasees have a considerable advantage.

I would be happy to show you a P & L from Danny K's so you can see the monthly expenses involved. I know my place is a little larger and more involved with a full kitchen and alcohol, but many of the expenses would be similar. Liability and workers comp insurance are also necessities.


If I seem a little apprehensive about opening a place, I think you can remember the tough time I had getting Danny K's going. You have to be dedicated to spending a majority of your waking hours there, especially the first couple of years.

It has ended up a very rewarding experience though, and now I don't even think about it when I'm not there.

Robin, anytime. I think I played pool with you for a little cash partners with a friend of mine at Westminster Billiards, probably about 1974 or so, or earlier. You must have been only a teenager. I think we broke even.
I played Keith there as well, partners when he was about 14 or so.

That location was one of about 5 or six that opened in the late sixties or early seventies. They all had the same layouts and about the same sq footage, and all did pretty well. Linbrook is the only remaining one, other than the Westminster location.

I just sold a ticket and was they put their phone number on Pay Pal just so you know....the phone number is important
