This is some of the cheapest rent I've ever heard of for a bar. Like most things in life - the devil is in the details. How late can you stay open, how hard is liquor license to get (if at all), how late can you serve on sundays and how does that compare to the laws in neighboring counties, how is parking and most importantly how much does it make.

I'm sure there are all kinds of esoteric formula's for caluclating the cost of a bar, but I'd say take the salvage cost of the equipment, pool tables and multiply the average of the past 3 years profit after taxes by 2x. So if the place netted the owners 100k after taxes average past 3 years and there is 100k (used price) of equipment the place is probably worth 300k.

The life of the lease has to be a factor too because if your business is too successful when the lease is up, the owners of the shopping center or building will just not renew your lease and put their own pool tables in there and they've basically done a hostile takeover of all your good will and hard work.

The other value in owning a bar is that it's a cash business. I would think with this economy there would be some decent deals around for pool rooms but it is a tough business.
