You got it! Del Webb communities have great amenities. From Florida to California. But you've got to own a house in the complex. Please Not 5% but 10% commission.
 
Having amenities like this available in private communities isn't something new but wouldn't it be nice if cities did the same
for its citizens?

A local place, kept clean, run by residents, who can close anytime there is trouble and there is a low fee. Not a bad plan at all.
 
Phoenix Del Webb Community has 32 9' tables. All free for the people that live there. Even a pool instructor on site.
I looked all over the Del Webb website, and I didn't find one mention of billiards or any pictures of pool tables.

check out your local ymca and you'll probably see the open to the public version of why this does not work.
 
My band has played at some of these properties in Vegas. Sun City Anthem in Henderson has a beautiful rec room with nice pool tables (covered in red, unfortunately) but you have to be part of the community. Houses are $600K to $1M there. Nice amenities, though.

Nice room! Good idea. Private rooms like this are the plan-if there’s enough people in a area. I know there was one in Palm Springs, I was invited and never went out. Harry Platis was involved so I know it was done properly
