All of the above. I know asking about the price is pointless; folks will say that seller has the right to ask whatever they want. I am asking if this SHOULD command this price, just generally. Is it that rare?

I am not rare cue expert, but I did stay at a Holiday Inn, and to me that looks to be 10 or 20 times a real price for that.
