You're trying to pull a fast one. They should use a known escrow agent. They each send their half to the agent and when the agent is satisfied that both have done the right thing, he sends each half to the appropriate party.

My guess is John and perhaps Karen are in Vegas for the US Open events. You might call Griff's and ask for Gary Lutman. He'll know if John is in town.
