I picked up these Teak chairs from Craigslist for about $200 + change total. They have a smaller footrest, but have arms and they swivel. The important part is that you can sit in them and watch the action.

Look for soundproofing on this forum. Also try white noise. Run the A/C fan. Run a bathroom fan upstairs and one downstairs. Get a big fan that makes a good amount of noise. Your wife will sleep through the other sounds....
