Billiard room project

Sure looks far bigger now the roofs on. Did you have any problems with the local council with planning permission or whatever your equivelent over there is?
 
No problem getting the approval, we have pretty big lots here anyway. They are taking up a large portions of the lot on new developments these days. Postage stamp lawns are becoming fairly common and thats okay with me only the dog uses the lawn anyway :D and I don't have to cut it !
 
Finally finished the roof despite the snow and rain :D

Tyvek home wrap , doors and windows done.
Electrical can start now that it's water tight and I will be installing the siding next.

Philthepockets, We built my pool room three years ago, and your building looks like mine, same size to. I was going to try and redo an old falling down garage, and my wife said, us just build you a new building, man I love that woman. When my son and I wired it, I put two receptacles on each wall down on the bottom for the refrigerator and tv and sterio or anything else I wanted and could also change their locations. I have an 8 ft ceiling so I put two receptacles on each wall, 6 ft from the floor and one in each corner for beer signs, dart board or whatever. I wired them so the bottom receptacles stay on all the time for the fridge and tv and sterio. Then wired the ones up higher for the beer signs and dart board to come on when I turn the lights on. I also have the outside light, the pool table light, the poker table light, and the light inside over the entry way, wired with separate switches so I can have on only the light or lights I want on. It was a little more work, but was well worth it. At first we were going to add an addition on to the house, but I am glad we did not because me and my friends make a little noise when my better half is sleeping. (lol) I know you are going to have as much fun with your room as I do with mine, congratulations.

For anyone still interested in this project.

Here is a running total.

My 24x24 room is nearly finished and should total out at around 30K Canadian $.
I have done all the work myself except the concrete & electrical.
Here is a rough list including taxes.

Building permit $150.00

Site survey $780.00

Excavation, forms, hardbase with rebar, concrete footings and pad poured and finished $10,000.00

All materials including lumber, roofing, sheathing, siding, insulation, drywall, doors & windows $10,000.00

Electrical including permit, 200 amp main service to house upgrade, new main panel, 70 amp sub panel in new bldg, 100' cabling to new bldg, all interior wiring, lighting, fixtures and heaters. $5,500.00

Flooring 576 sq ft $1500.00

Paint misc, tools and materials $1000.00

Landscaping on completion should come in at around $1000.00

Had to dig this trench 80 feet all the way around the house as the main electrical panel is of course as far away as it could possibly be :rolleyes:
My back is killin!
Most of the electrical is done, wired internet, cable tv, heaters and lots of lighting and outlets, enjoy the pics :)

Are you going with cable internet or DSL? Make sure your connection is good so you can stream some stuff out of your new snooker palace.
 
I have cable, wireless in the main house but I am extending the wired network to the room and will have another wireless router in there as well so it will be a good connection.
 
Hi all, been a while since my last update so here you are.
Insulation is done and ready for the sheet rock as you can see we put in plenty of pot lights and they are split on two different dimmers so I can have just the perimeter lights on when were playing.

Siding and gutters are done, just need to finish the downspouts and I will paint the trim weather permitting.
Now that the siding is done as I suspected it makes the windows look a bit small, oh well too late now :)

Been while since I posted an update.
Things coming together now, Table is in it's final location, will get the slates moved in next week and once they are installed I can finish the flooring.
I can feel the break off shot coming on :D

Now do some maths and work out how much your gonna have to charge yourself per frame to pay for it before you retire.:D
