Main Street Visibility vs. Outskirts Rent & Size

I was just wondering what actual Owners & Managers thought about this.

I'm looking at a Main St location circa 5K sq/ft at $15 per sq/ft. The immediate advantage here is super high visibility. The downside is, assuming I get a zoning variance, no way am I going to get a liquor license on the front end. Getting an OK to sell food would be a victory.

I'm also looking at some spaces circa 8K to 10K sq/ft less than 5 miles away from the main drag in a Clean Corporate Warehouse Area where the rents are less than half. The obvious advantage is more space, a lot less money. In this area I'm thinking getting a liquor license is a pretty good shot. Food won't be a problem. PLUS, I could go from just 23 or so tables to more tables and a nicer room design given the additional space (sitting/observation area, pro shop, private rooms, etc.).

I have no input that is founded on any real science, but I would think the warehouse area would be better. ,not sure I find pool would be a spontaneous thing. People would be more apt to make the 15 min drive than they would to see the place and say ' hay. Let's go in the poolroom and see if black-balled is in there'.:embarrassed2:
 
You absolutely can not succeed without beer & liquor, it's break even business at best. Spot #2 in a no brainer.....
