Max Pool Hall Rent Sq FT

...If you only serve beer and wine, What is the maximum rent you can pay per sq for a pool room in say NY or S Cal? Can you pay $2 per sq and stay in business?
 
I believe this should be in the Room Owners Section if I'm not Mistaken, If I am, I'm sorry.
It deppends how much SQF you have to work with? Alot of things would come into play.
 
I would think 2 dollars a square foot is a bargain. Thats 1000 a month for 6000 square feet if my math is right. Shoot, you should do that in a weekend night easily.

When I had my poolroom going back 10yrs, 8 dollars per hour for 2 players, there were 18 GC2's and small bar. The rent was 2000 a month for 6500 square feet, plus heat, a/c, electric, and it was very profitable.

If I could find 2 bucks a square in a halfway decent spot, I might do it over again.

IMO the key (or one of the keys) is to have enough tables to handle the busy times. I think 18 was ok, but 22 or 24 would have been better even though they sit empty most of the time. People don't like a waiting line.

My math says that would cost $12,000.00 a month at $2.00 per sq ft. :D

Sold a pool hall in 01.

$5.50 p/sq ft p/YR

MADE $------in Memphis

I assume the rate your inquiring about is $2 p/sq ft p/mo or $24 p/yr.

If you can get $12 to $15 p/hr for table time you might have a shot w/o breaking too many laws.;)

It would be too much stress for me to *$*@ with.
 
2 dollars per square, per month ... I would say FORGET IT! Thats crazy. You will be looking for a sale on bullets to shoot yourself after the first two slow months ...

I don't think you can rent commercial space in S.CAL or NY for $2 p/sq ft p/annum. I'm 99.9% sure he's lookin down the barrel of a duece p/ft p/mo:(

Not in Tacoma, Washington!!! Here Price per square ft + Triple Net x Square Footage = Monthly rent x 12 = Annual Rent, or the annual rent & Triple net divided by 12.

By the way, where I am located $2 per square ft is kinda expensive!!!

Partner, I have no clue where you are going with the above. The square footage of your business really is not as important as, the Location, the theme, your prices, your equipment, what type of clientèle you wish to attract, and on and on and on.

Serving just beer and wine, oh and by the way food, will most likely get you broke unless you appeal to a bar crowd. Go back and read the room owners post area, there is a great deal of good information there.

Well, per month or per year needs to be clearified. Larger commercial locations are figured (as I say usually) annually.

whether its also triple net or just utilites is still another story.

Price is very important. Its not like selling items where it doesn't matter if you have an order for 10 or for 10,000, or 1,000,000. All you need is a bigger box.

With a pool room your area is fixed and your amount of max sales is established by the number of tables, and the area you have.

Even if you built your room in Heaven and there were a zillion angels wanting to play, if you only had a dozen tables, you only can sell a dozen spots.

Percentage of full time activity needs to be figured in as well. On an annual basis, not monthly for this figure. 50%? 60%? 80% capacity at all times?

Shoot even 90% capacity (which is a pure pipe dream) in my relatively small 6500sq ft room at 12,000 dollars a month plus, plus, plus, is as ribdonor says ... stressful at best :)

If you opperate at 60% capacity income on an annual basis, you are lucky.
