True, downtown there’s some foodie joints that are super good. Just a pain to get there
Plenty of excellent NY-style quasi-Kosher delis all over LA last time I was there. Born in NYC, I greatly miss the goodies in those.

Edited to add: Many nights I would willingly trade a meal at the best four-star, pricey steakhouse a short drive from me, for any one of those LA deli's piled-mile-high corned beef on rye with deli mustard + side of red beet horseradish, and with a plate each of crispy on the outside and oniony soft inside . . . potato pancakes along with about a half dozen slices of fresh (not bottled) half-sour garlic pickles. Washed down with a Dr. Brown's cream soda.
And don't forget the dessert of NY-style double-wide slice of cheesecake served with a bottle of Yoo-Hoo soda.

Property tax is not the reason, it’s high.
Property tax as a % is low in Ca compared to other State's in general.

The problem the houses cost so much a small % of a huge number is still huge.

Prop 13 has helped a ton, I was in about 5th grade when that happened. Capped how much they can raise property taxes here, until title changes ownership then the Asia is the new sale price.

My property tax in Beverly Hills was about $119,000 year. I downsized 2 years ago. I’m paying $53k +/- a year right now. Toss in the Gardner and rest of the stuff and my house without a mortgage is still $100,000/year. Add in $20k for maintains stuff and 125/year without a mortgage. It’s stupid how much it costs. Without anything big, just regular stuff.

I heard long ago about a 5 million dollar offer. HOB most likely not the most lucrative land use there anymore.
That’s about the number I heard-and that was several years ago .

I’ll have title pull it up and we’ll see what the real number is

I can’t say I blame the owner for pulling the plug on HOB given the value of the property. It would be great if some younger sports bar/ billiards friendly entrepreneurs find a way to open new rooms in SoCal with decent table rates.

a new place opened up- Gladiator Pizza and Billiards- recently. Have yet to go there , but it looks good and they have monthly tournaments

I don’t know where the $ even comes from anymore. I’m building 3 houses now. 5,5,6M for round numbers. It’s like they are Tract houses. We toss around deals like that and they feel like nothing. Making a million a year in la is not living large, it was 25 years ago. Now most people I know make 1-10/year it’s crazy. Not worth it.

Seems like they also function as a sports bar too- they put the big games on and have food and alcohol- maybe that will help them stay open

i hope so as we need more pool rooms. but it doesnt look like a place to hang out comfortably and spend money.

but what we really need is top business people operating them.

Well if the ownership is smart they will talk to customers about like, and dislikes.

Then they might make changes based upon feedback.

It evens out. I know quite a few that have moved there and all said that there are other taxes and that they pay roughly the same overall. Prop tax in Tx is three time what it is here in Ok. A LOT of loony leftys are moving here. Yeehaw.
