Does that include any triple net charges, or are they on top? You should also ask the Realtor when the last property tax assessment was done, because that can change your lease payment AFTER you're moved in. Even though you have a lease, the lease does not limit the property taxes on the space you're leasing, they can go up, and be applied to your lease payments every year. You might want to consider locking in the lease by signing a lease contingent on certain things being granted to you on your behalf so that the space can't be leased to someone else before you get a chance to sign the papers. It's a binding lease on their part, but allows you to break the lease if you don't get your loan, liquor license, construction permits...etc...in a timely fashion.

I'd still go with 4 Diamond 7ft tables, because they're going to offer the biggest draw to playing pool at your bar. They'll set you apart from anyone else around you, and they could certainly make a difference when it comes to being packed, as opposed to just being busy. Diamonds sales of their bar tables has exploded because the customers really want these tables to play on, AND all the playoffs in Vegas for the BCA is on Diamonds as well. Diamond is suppling tables all over the country for tournaments, which is causing vending companies and bar owners to switch their tables to the Diamonds if they want to continue to compete in the market place, so when it comes to being the "Choice tables" of the players, there must be some reason as to why. I can help you get the tables, just give me a call. I assure you that the cost of buying your own Diamond tables is far less then giving away 50% of the money generated by the tables someone else supplies, and you're the one counting the money, not someone else.

Location,location, location. That's the most important issue to be concerned about today. Also I don't think that anyone can be very succesfull with a 6 table pool room unless you install all coin operated tables with a massive bar and a loud jukebox. Let's face it, most pool rooms are suffering from a lack of players today. The reason is obvious to me but somewhat confusing to most poolroom owners. Since the Rap, heavy metal and other ridiculous loud sounds that the younger generation desires, poolrooms are just not poolrooms anymore. Just noisy places for young loud & irritating people to go to. Just another poolplayer that can't find a decent poolroom to play in anymore. Noise, noise, noise.

Call Billy up at the "Arena Sports Bar" in West Monroe, LA. I delivered 14 Diamond 7ft Smart Tables to his place some time back. Everyone in that area has either Valley or Dynamo tables except Billy. Guess where everyone's playing, by the hundreds?

It would be about $406.00 a month to purchase 4 Diamond 7ft coin-ops used through Diamond. That's $101.50 a month to buy your own tables. At .75cents a game, the first 135 games a month pays for them per table. At an average of 5 games per hour, 4 hours a day, in the first 7 days, the tables have paid for themselves, and the rest of the month belongs to you. Yes, they cost more than Valley, Dynamo, Global, but then again, they last longer, draw more players, play a hell of a lot better and....no one in your area has them! 10 years down the road, they're even worth more than any other coin-op made. If you DON'T open with the Diamond tables first, what are you going to do when someone else does? Because I assure you, they ARE coming to your area sooner or later. I think it's better to lead, than it is to follow.

Personally, I'd buy the tables new with lights, it's not that much more for new, but, I'd have Diamond install the second coin chutes on the tables, allowing for the option of charging by the half hour or by the game, as then the tables come with 2 coin chutes. It'll open the door to daytime practice by the hour, yet allow you to charge by the game when it's busy so no one walks out because they can't challenge the tables. The tables also use the red circle cue ball, which is a huge plus for anyone that plays pool, instead of using the Valley magnetic cue ball.

I know a little something about these tables, as I was involved in the design of them more than 7 years ago, and I've been involved in the bar business since Sept 1983.

Just a few words to think about. Buying a Valley, Dynamo, Global coin-op table, is like going down to the computer store and buying last years model, what good is that going to do you today, when you find out that right after you bought it....it's out of date!

I had to try the seven foot Diamond when I was at Diamond's Billiards in Dallas. It had exactly the same pockets and rails as the nine footers. Far and away the best seven footer I ever played on.

I think you should order at least one. I went to my eye specialist and they ran every test in the book and said I had twenty-twenty vision, I needed to get stronger reading glasses! I didn't care about reading glasses or twenty-twenty vision, I wanted to know why I can't see the edges of the balls sharply at the far end of the table! If he would have had a pool table we could have done some real testing. You could corner the market, all the blind pool players would come to you. :) ;) :)

Here's the Monday morning update:

My stomach has been in knots since Wednesday of last week. I'm STILL waiting to hear from the bank. I called them last Friday and was told the bank processed everything with no problems, they had sent it out to see which underwriter wanted to pick it up. (Apparently the bank only acts as an intermediary for investments) Go figure.

I'm leaning so far forward on this. As soon as I hear the financing is a go I'm going to form an LLC. That takes about 3 weeks to return. Then the lease agreement. Then the liquor license. Then the board of health application. And While I'm waiting on all that to come back I'll be remodeling the place and ordering equipment.

What really has me in a pickle is my realtor, I got an email from her pressuring me to hurry up and sign the lease because she has other people interested. I offered her a down payment but after we talked on the phone I convinced her I was still on track and she said it wasn't necessary. (I will be more than pissed if she leases this out from under me)

It looks good. It's just a waiting game right now.

Edit: I sent an email to the investment banker this morning asking him where we stand. I got this response: "I expect an answer today."

A couple things I noticed in the layouts and replys.

Trust everyone here and buy your own. Think about it in the long term not the short term. In 1-1.5 years you will pay your tables off. Its worth it. Buy the Diamonds and be different and attract league teams.

Find league teams that spend money. Theres are some that dont and some that do. Invite that ones that spend.

In the layout..... i like the 5 table option but would look at these options

1- take the Utility room closest to the kitchen and place the door in the kitchen. Give more wall space in the floor (seating etc).

2- Take 2nd utility out and make first one bigger or make 2nd one much smaller. Small room so you need to maximze your floor space and suffer storage space. You will be amazed at what you can do with some thinking.

3- Unless darts are huge in your area only put two and you dont need 9 foot for that. Take and place a pony wall with a table top to seperate darts from main floor. The will give you extra space for drinks etc and you can place a high table and some stool on that wall.

4- I dont care for the table right in front of the bar. It will take up more room than you think and will hamper traffic flow.

5- only have the one entry and close off the other one. Make the juke box easily accessible to the patrons. Many people will think twice about running a gauntlet to get to the juke box. Get a wall mounted version.

6- Double check every code on your doors and restrooms. Mistakes will be costly to fix. I think your main entry will need to open outward.

7- Not sure if theres room but you could always flip the bathrooms and place on the back of the kitchen wall. If theres room then place the utitily closet along the wall where it is but rotate the design. Have it
longer and narrower. The bathroom and utility room would form an L. This really open up your floor area and adds seating and perhaps more room for dart patrons.

8- If you are going to have the APA in there ask the LO for lights. They are far better than any beer company lights. Not sure if the LO would spring for them but maybe he would split them. Small cost in the big picture and they are good lights.

9- get wall material from the beer companies. As you start bringing in money then start adding some other things you would like.


Good luck ..... I think with the Diamonds and good pricing you can make it with your NUT.

I painted my concrete floor in weird shapes and brite colors for the kids...most of my customers...they love it.
