FYI me and the wifey have a realty biz in PA and FLA.....
when/if you lease a property make sure to look into the term "triple net" lease. this referes to how the maintenance is paid for. In a triple net YOU the tenant will pay for EVERYTHING. Also remember, All aspects of the contract ARE negotiable bar none.
besides that, maybe the fact that you are representing a religious entity will result in you not having to pay certain taxes/fees/inspections etc.
We also have a plumbing biz and i do some work for the local churches and the township will forego many items on the normal inspection list...
