So many buildings available, need help?

Robin,

FYI me and the wifey have a realty biz in PA and FLA.....

when/if you lease a property make sure to look into the term "triple net" lease. this referes to how the maintenance is paid for. In a triple net YOU the tenant will pay for EVERYTHING. Also remember, All aspects of the contract ARE negotiable bar none.

besides that, maybe the fact that you are representing a religious entity will result in you not having to pay certain taxes/fees/inspections etc.

We also have a plumbing biz and i do some work for the local churches and the township will forego many items on the normal inspection list...

good luck,

G.

Robin, you have such class, it is great to see God has some of his angels, here among us, doing his work.

If you havent thought of it already consider a junior league out of your soon to be poolhall. It sounds like an amazing atmosphere to attract young players to our sport and as a parent I would much rather have my children in a room that isnt a bar.

You guys are watching this begin from the very first steps I take. I can't tell you how excited I am that we get to watch together.
I hope you all understand one thing ....I have NO CLUE of what to do next.
Here is how it goes...I pray...I ask, what can I do...lead me and I will follow.
God loves having someone that's clueless so when it happens...everyone looks up and winks.
Thank you for your insights I will copy and paste in my "new files" :)

I can only offer prayers for his guidance and direction for you. The church I am at is currently looking at a permanent space (as we currently rent a school) for sunday service and community outreach. A small pool area to help build relationships with people in the community is something I am hoping to see as a possibility in the future. A place where people can come, shoot some pool and hang out without any real pressure.

Great ideas just flooding in...this is going to be so kid friendly families are going to love it.

A key factor is rent and the other expenses, prices will need to be high enough to keep the doors open and low enough for families to enjoy.
Cost is going to be a huge focus, so everything else doesn't have to be high.

I would love for you to truly commit this to prayer...that is HUGE for me thank you. This will be God's I'm just along for the ride...I kinda laugh over here...this is day one...and so much has come across the internet.

Ok now I want to tell you guys something...I don't know if its the Lord or not but He says you got to knock...soooo...I am. I don't move ahead of God I just think if its God it will happen we have been waiting 10 years. One thing I know God is never late, I say that because we have passed a building for YEARS and Roy (my husband) says that would be a great building for the room (btw we were given the name 10 years ago too). So I think tomorrow I'm going to drive over and get out of the car and look at the building. Will see what happens...would that be a total trip!!!
The name of the room is "Nehemiah's" I wondered about that name too Roy is a bible teacher, yep Nehemiah's I LOVE the name!

Trust me, I know who I am in Him...I'm a very grateful sinner.
I'd be dead right now if I didn't fall on my knees 33 years ago.

I've been looking at buildings close to my church on line. But I have no idea what kind of building I must have for a pool room.
This pool room will not be with the mindset of getting rich, on the contrary it is going to be a "not for profit.........".
My husband and I have a summer pool league with members at our church and out of it has grown friendships that I personally love.
As usual pool has done it again in my life, built friendships that will last a lifetime.
So being a church idea, I was thinking "ice cream", great coffee's, great Christian music and pool as the draw (beside Jesus of course).
I believe Christian churches would love the model we have developed (my husband has developed who am I kidding).
And rather than just saying hi to the person sitting next to you in church you could become friends using a fun game like pool.

Anyway that is our vision, totally in the prayer stages.
But I would love to play around the internet looking for buildings...I just don't know what kind to be looking for...any pool room buffs here? I'd love your feedback

Update: I've been praying and now have my first step: Forming a Board of Directors.
I've got my head full of bits and pieces of business stuff since I last posted (God for sure won't be using me in that department) but thankfully the Lord showed me my first step to actually take.
He used the book of Joshua (this is the book in the bible I'm studing right now).
My fear or rather my lack of faith..."not knowing how anything is going to really come together" has kept me on my knees. "I pray God do"...and He is saying "Get up and move and I will" :).
So the first order of business is a board...and for me to step out in faith, I can't see the future but I know who holds it...and that works for me.
Thanks for letting me share :)

Robin
If you would like to follow along this is the study in Joshua I'm doing. http://www.blueletterbible.org/audio_video/comm_topic.cfm?AuthorID=12&commInfo=41&GroupID=6

Update

I wanted to post another update so when everything comes together (not sure when that will happen) you will know this verse.
Hebrews 11:1 Now faith is the substance of things hoped for, the evidence of things not seen.
This verse is sure real to me right now!

Since I last posted: God has turned my idle time into prayer time. Its been really fun watching my passion change.
In my prayer of course I asked: How Lord?

He let me know I was the expert in my field: He would bring the experts in the other fields. Awww
I've been looking around the internet for Mission Statements, Non-profit info. Only to realize I'm really clueless when it comes to business.
I for sure won't be the brains, but I will be a part of the heart.
I can't wait to be forming leagues from churches all over Orange County.

Anyone every see the Contact with Jodi Foster? I love the line...."is there anymore life out there"?.....the answer is perfect..."well if not its sure a lot of wasted space". I thought that about my career in my prayer time? I asked the Lord why play pool for 20 years on the WPBA get into the Hall of Fame, to do nothing with it afterwards?
Well I just might become the spokes person...and be the Credibility to the "city board of directors".
Bottom line, I have a small role in the big picture...but the role will be a blast!!!
Until that time comes...I need to learn about having "In House leagues"?
I want to be able to have leagues for the older church people, singles, couples, father sons...daughters. Everyone!
Also I thought hmmmm I know everyone plays pool but not sure to what extent....Then I thought oh my goodness...I can give free clinics for each group of people through out the week. And then they in turn will need to practice (I know Nehemiah’s will support itself). The game will draw them and then the friendships will begin.
Thats about it for now (hubby is off the phone).
Others are catching the vision....more later :)

The NonProfit paper work has been picked up by someone who wants to be a part of Nehemiahs, and another one has joined the adventure to help.
Daily ideas are coming in, I'll post more as it happens.
Most of all I'm having a blast daily with the Lord...

I live in So Cal and am really excited to see that there may be a new pool room opening... complete with Smart Tables, Gold Crowns and Morals. Talk about a feature that might be harder to come by in a pool room than anything else!

This is one of the first fresh, new, billiard-centric ideas in quite a while... probably because it's not totally billiard-centric.

I really hope your idea takes off

Best of luck,

Mike

There is not one pool room here in Key West. With a tourist industry you would think. Lots of empty buildings. I like your idea. Nothing for kids to do here. You could start a family league nite..early of course. Real estate is a bit high , but with things the way they are I am positive you could get a good deal. Pm me if you like.

Good fortune.
Can you consider a BINGO night for the adults? A few tables and folding chairs, sliding cards ...good fun.

I think the free clinics is a fantastic idea. Anyone with any real interest in improving at pool would love to get clinics from someone with your experience. I imagine this would draw in quite a number of non-christians also and put them in an environment where they can interact with christians which I think would be the best result of the whole thing. I will continue to keep the subject in my prayers!

So many buildings

If it is not for profit, can you work out something with your church?
Maybe put it in a seperate room, basement or ? Then use it in off times?
I really like the idea, but as a realist I don't believe it would be possible to stay open long, just with the people from your church and occasional visitors.
Also, there are always hidden or unforseen costs in a startup, like having to put in handicapped accessible bathrooms before you can open.
$15,000.00 you didn't expect.
Be sure to get in the lease who will pay the cost if the zoning commission says it has to be made accessible.
I would be scared to death to sign a lease on any building right now, small pool rooms are closing all over the country.
If my church did not have the room or did not want to be involved I would ask some of the others in my area if they would try it.
Best wishes on your endeavor.

Mike....that of course is my DREAM ROOM this is what I said
I would love to have at least 16 tables, 12 smart tables and 4 Gold Crown (course that is just my thoughts...not prayed over yet).

In our pool league at church we went to different homes, everyone had a different kind of pool table. The table didn't matter to anyone but me and in minutes of being there it no longer mattered to me either.
We just all had a blast hanging out!
So I wouldn't be surprised one bit if the tables came in just like that donated from folks ready to give up their tables.
I for one have a Gold Crown IV so we will have 1 table that ROCKS!
I know the room will be knit together with Love.... (of course as it grows into a reality...I'm praying for my dream tables) :)
I am flexible...I'm on an Adventure. Pam Farrel wrote in her book "Woman of Confidence"
An adventure is an exciting or extraordinary event or series of events and an undertaking involving uncertainty and risk. You won't know the details of the adventure-that's what makes it an adventure. Just paint it with bold broad brush strokes and let God fill in the rest as you journey together.

I don't want it be at a church because I want every Christian to know Nehemiah's is a place to play pool and make friends.
The decor and music will be attractive to anyone that has a heart for the Lord.
Some won't and will walk out...where I live there are lots of churches...and I know they all have a desire for their congregation to go deeper in friendships.
The cost is a factor, I will know its time when all the pieces come together.
